PRESSBOX HOUSE RULES
MOVE IN/ MOVE OUT
Lessee must schedule a move time with management prior to moving. Once the time is set, a $100 rescheduling fee may be assessed. Lessee is to come to the leasing office to receive keys as well as any last minute instructions prior to moving in. Each Lessee named on the lease will receive one set of keys. Lessee is strongly urged to hire a professional moving company that is fully licensed and insured. Lessor may not be held liable for any moving related damages or incidents. Lessee is responsible for not damaging the Premises or any of the common areas during the moving process, including walls, floors, elevator, ceilings, appliances, or any other part of the building. Lessee shall be financially responsible for any moving related damages.
NOISE AND CONDUCT
Lessee shall not make or allow any excessive noise in the unit nor permit any actions that will interfere with the rights comforts or conveniences of other persons. Lessee shall refrain from playing musical instruments, television sets, stereos, radios, and other entertainment items at a volume which will disturb other personnel Lessee shall refrain, and shall ensure that Lessee’s guests likewise refrain, from activities and conduct outside of the unit (in common areas, parking areas or on the street near building) which are likely to annoy or disturb other persons. Lessee shall be responsible for the conduct of his or her guests at all time and shall be held liable for any incidents related thereto.
ORDER & CLEANLINESS
Lessee shall keep the unit clean, sanitary and free from objectionable odors at all times. Lessee shall ensure that trash and other materials are not permitted to accumulate so as to cause a hazard or be in violation of any health, fire or safety ordinance or regulation. Lessee shall ensure that furniture is kept inside the unit and that unsightly items are kept out of view. Lessee shall refrain from leaving articles in front of the entrance to their apartment, hallways, and other common areas. Lessee shall refrain from shaking or hanging clothing, curtains, rugs, and other coverings and clothes outside of any window, ledge, or balcony. Lessees shall refrain from placing any items or signs in or on their windows, doors, hallways, or common areas. Door mats must be approved by Lessor in writing.
SMOKING IS NOT PERMITTED in the apartment unit or in any common areas. Lessee will be held responsible for odors caused by smoking regardless of whether or not the act of smoking occurred within the Premises. If Lessor has any reason to believe that smoke or any illegal substance odor is originating from a certain unit, then Lessor is right to terminate the Lease Agreement immediately and/or assess a fee to Lessee. There is no room for argument here as smoking is a serious offense and is considered to be a severe health hazard.
In the event of a fire, exit the building via the nearest stairwell. Do not attempt to use the elevator.
Lessee shall ensure that garbage is not permitted to accumulate and that it is placed in the trash containers provided for that purpose on a daily basis. Boxes must be broken down before placed in trash containers. Lessee shall be responsible, at Lessee’s expense, for hauling to the dump or disposing of those items too large to fit in the designated trash containers. Bulk items, such as furniture, TV's, mattresses, or any other large object may not be left in or near the dumpster area or any other common area. Lessee will be charged the cost of having to remove such bulk items at cost plus a 10% admin fee.
SAFETY / SECURITY
Security is the responsibility of each Lessee and each guest. Lessor assumes no responsibility or liability for Lessees’ and guests’ safety and security, or for injury or damage caused by criminal acts of other persons. Lessee should ensure that all doors are locked during Lessee’s absence. Lessee should ensure that all appliances are turned off before departing from the premises. When leaving for an extended period, Lessee should notify Lessor how long Lessee will be away.
MAINTENANCE, REPAIRS AND ALTERATIONS
Lessee will keep and maintain the Premises and appurtenances in good and sanitary condition and repair during the term of this Agreement and any renewal thereof. Lessee is financially responsible for any needed repair due to misuse. If repairs are made by staff of Lessor due to misuse or negligence by Lessee, such repairs will be charged to Lessee's account at cost and payment shall be due on demand. Lessee shall not drill or hang any item on an exterior wall (often a brick or plaster surface). Painting of any wall is prohibited.
Lessee is responsible for the following:
Maintaining working batteries in smoke detectors
De-clogging plumbing pipes with a plunger
Cleaning dryer vents regularly
In any cases of loss of power, check the breakers for tripping within the apartment
Non-Emergency Maintenance Procedure:
When you have a non-emergency maintenance request for your apartment please submit the request via the messages section of your Resident Website. All non- emergency maintenance requests will be reviewed Monday through Friday between the hours of 8:30 am and 3:30 pm.
Emergency Maintenance Procedure:
Please call (901) 334-1849 and follow the system prompts to be transferred to the appropriate repair contractor. Examples of emergency maintenance items are:
Water leaks (please contain with bucket & towels until a repairman can fix the leak)
Loss of heat during the winter time
No running water
Please be advised that pest control will be on site on the second Monday of each month between 9a and 5p to perform monthly treatments in and/or around the apartments. Please make note of this in your calendar as this announcement will serve as notice for future treatments. If you see bugs in your apartment, please submit a maintenance request via the tenant portal along with a brief description of the sighting (type of bug, location spotted, etc.) so that we can be sure to spot treat as needed in-between monthly treatments. Pet owners: If your pet is not kenneled during treatment times, your apartment may not be treated. Please be sure to kennel your pet.
KEYS AND LOCKS
Lessee is responsible for all keys to the apartment building, mailboxes and apartment unit. One set of keys will be given to each Lessee. All keys must be returned to Lessor upon move-out. Lost keys may require a replacement of the key and or lock(s) at the sole expense of the Lessee. Lessee may not change out the lock without prior written consent from Lessor. Lessor shall always have a functioning key to all Premises. Alarms may not be installed without the express written consent from Lessor. Lessor shall always have a current alarm code for routine maintenance and emergencies.
During normal business hours Monday – Friday, 9AM to 5PM (excluding holidays) residents may come to the office for assistance. There is no fee for this service. We cannot guarantee that the office will always be open during business hours. Resident may be required to provide proof of identity before being allowed entry into the apartment. After normal business hours, but prior to 9:00 p.m., residents may submit a request online (preferred) or contact the leasing office phone number, and a staff member, if available, will open the door. A callback number must be left so that the staff member can speak to the resident prior to opening the door. There will be a $100 fee charged for this service. This service is provided as a convenience to residents and a staff member may not always be available to provide this service after or during normal business hours. Residents have the option of calling a locksmith at residents’ own cost and expense. Additionally, any damage to the premises or duplication of keys will be at the residents’ own cost and expense. No alterations to the locks are permitted.
MAIL AND PACKAGES
Packages may from time to time be left in the common areas for pickup such as the mail room or on Lessee’s doorstep. Lessor shall not receive any mail or packages on behalf of Lessee, but may, upon Lessor’s discretion, collect packages that have been left unattended for more than 24 hours. Lessor may not be held liable for lost, stolen, or misplaced mail or packages. Lessee may not leave mail or packages unattended and will keep mailbox and doorstep in a neat and orderly fashion. Taking another resident’s mail or package is a serious offense and is grounds for termination of the lease agreement.
Satellite dishes or any transmitter of the like are not allowed without the express written consent from Lessor and Lessor shall bear no costs or liability related to the same.
Lessee is responsible for finding and securing his or her own parking and assumes all responsibility and liability thereto.
THE FOLLOWING REQUIREMENTS APPLY FOR ANY RESIDENT THAT WISHES TO TRANSFER TO ANOTHER APARTMENT WITHIN THE PREMISES PRIOR TO THE EXPIRATION OF THEIR CURRENT LEASE AGREEMENT:
Written approval from management is required. Management reserves the right to refuse a transfer request for any reason.
Paid rent through the approved transfer date + $395 transfer fee.
There may not be a gap between the cancelled lease and the new lease's start date, and management is in no way obligated to hold or reserve the new apartment for any period of time.
Resident most have good rental payment history with no complaints on file.
If management considers the condition of your current apartment to be poor, you will not be permitted to transfer.
Your Security Deposit for your current apartment will transfer to the new apartment. If there are damages to your current apartment that fall outside of normal wear and tear, then those repair costs will be applied to your final statement.
You must be able to sign new 12-month lease on the new apartment.
The entire move is to be prompt and must take place on the approved transfer date.
Final approval is reserved by management. This policy is subject to change without written notice.

THE ROOF DECK IS UNDER VIDEO SURVEILLANCE
NO CLIMBING. ACCESS IS STRICTLY LIMITED TO AREAS COVERED BY DECKING.
THE ROOF DECK IS FOR LESSEES ONLY AND THEIR GUESTS.
NO MORE THAN 3 GUESTS ARE ALLOWED ON THE ROOF DECK PER LESSEE.
GUESTS ARE TO BE ACCOMPANIED BY LESSEE AT ALL TIMES.
CONSIDERATION OF OTHERS IS REQUIRED. USERS ARE NOT TO DISTURB ANYONE.
GLASS IS PROHIBITED.
ALL MUSIC OR RADIOS MUST HAVE HEADPHONES.
THE THROWING OF ANY OBJECT IS A VERY SERIOUS OFFENSE AND IS STRICTLY PROHIBITED.
USE OF THE ROOF DECK IS STRICTLY AT YOUR OWN RISK.
USE OF COOKING EQUIPMENT, INCLUDING GRILLS OR ANY OTHER FLAMMABLE OBJECT, IS PROHIBITED.
At Lessor's sole option, Lessee may be fined $200 for every breach of the House Rules or any other rule listed in the Lease Agreement.
To apply for a pet, Lessee must fill out the pet section within the online application. A one time $200 Pet Fee is due on the day the request is granted. In addition, a $25 monthly Pet Rent shall be added to the monthly rent amount. No pets are permitted on or about the Premises without Lessor’s prior written consent. Any pet may be removed by Lessor for any reason Lessor deems appropriate, and eviction of the pet shall not constitute constructive eviction of the Lessee or termination of the obligations hereof or entitle Lessee to the return of said pet fee or any part thereof. The failure of the Lessee to remove the pet after notice to do so shall be cause for the Lessor to declare a default under the terms hereof without further notice or demand to the Lessee. Lessee must ensure that the pet does not bark or make any other kinds of disturbing noises or actions that could interfere with the quiet enjoyment of others. Lessee may be required to remove noisy pets immediately. Pets must be contained so as not to interfere with any maintenance related task. Lawful identification must be displayed at all times on pet collar. Each Lessee named on the Lease Agreement shall be jointly and severally liable for the entire amount of all damages caused by the Pet. Pet odors, excessive shedding, stains and scratches are not “normal wear and tear.” Lessee shall be strictly liable for the entire amount of any injury to any person or property caused by the pet, and shall indemnify Lessor and its agents for all costs of litigation and attorney’s fees resulting from same. The combined weight of any 2 pets may not exceed 60 pounds. Pets must be spayed or neutered. Lessee must always remove and properly dispose of any pet waste and pet shall not be permitted to urinate on any of the common elements. Lawful identification must be displayed at all times on pet collar. Prohibited dog breeds include Pit Bulls, Bull Terriers, Bull Mastiffs, German Shepherds, Huskies, Malamutes, Doberman Pinschers, Rotweillers, Chow Chows, and Rhodesian Ridgebacks. No wild animals are permitted – such as birds (except those that are caged), chinchillas, iguanas, monkeys, pot-bellied pigs, rabbits, raccoons, rodents of any kind, skunks, snakes or reptiles of any kind, tarantulas, scorpions, weasels or spiders of any kind. Pets must be leashed at all times when in public.
By signature of the Lease Agreement, Lessee agrees to these rules which may be modified from time to time at Lessor’s discretion. A current set of House Rules along with any other important property announcements may be found on the Resident Website.
